Glamping tents and horse trailer tiny home.

Purchase price: $1
Cash invested: $60,000

Purchased a large parcel of land just outside Myrtle Beach, SC which we have almost completed the building a wedding venue and STR modern cabin on. In the mean while, we Built 3 "glamping" camp sites and rented those out as STR. LIL Bear, Big Bear are both canvas tents with electric and water. Wild horse retreat is a converted horse trailer with electric, water, heat/air. Sites can be viewed on Airbnb or at https://laureloaksestate.com/glamping/.

What made you interested in investing in this type of deal?

Something different that would allow us to provide guest with an unforgettable experience.

How did you find this deal and how did you negotiate it?

Was a joke. Planned on buying 3 acres down the road to build a duplex on and ended up with 55 acres where we moved and opened glamping sites, rental cabin, and event venue.

How did you finance this deal?

Traditional bank for purchase. Cash reserves and private funds to build.

How did you add value to the deal?

Building anything of quality around here adds value. I was able to find deals and also reused materials from the land, like trees we cut down were turned into benches, beds, stools, etc.

What was the outcome?

Tents and horse trailer have all been upland running for over 6 months. Still building event venue and cabin.

Lessons learned? Challenges?

Dealing with commercial code is a major pain in the a**. Makes everything so much more expensive and drawn out and gets the same end results. This was purchased and built through Covid, so everything was delayed and over priced.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I used Nancy Deagan to purchase the property.
