Sarasota and Southwest Florida region is a great place to buy your first investment property because the land is cheap and the rents are high.

At the moment all of the properties that I manage/own are on the south/west side.

Southwest area of town is best IMO.I am not personally a huge Medical District/Tech Terrace fan, but mostly because I've lived in those ancient houses and many are an absolute wreck.

There have been incentives to bring businesses to the south/west side, increase in transportation options, programs for homebuyers.

I self manage my STRs in southwest Michigan, which is usually a summer rental season, but we are on track to have our busiest fall season in 12 years!  

I live next to a Delta Hub, and direct Flight to AK is still only one per day during summer ONLY and can cost $2K, or spending 10+ hrs to flight non direct (I could’ve flew to Europe with that much time) and vs right now if I need to fly to my OOS properties, it’s $200 on southwest. 

Looking to buy SFR in the lower price range, preferably south of Sahara and west of Decatur all the way to the far Southwest.

I am in the Southwest portion of the state and do heavy investing in Bridgeport.

Midwest / southwest areas preferred.
