Logan Turner Can I personally purchase a house from my LLC
28 January 2024 | 40 replies
HI Logan since you’re presumably the owner of this LLC 100% (or over 51% is the rule) your ownership in the LLC will trace over to your personal name so you dont have to wait another 12 months (yes now it is 12 months title seasoning when buying new to cash out refinance prior it was 6 months title seasoning, not anymore). So basically as long as you can document you’re the manager/member of your LLC the time held as a LLC is still going to count. You will just qualify for the cash out refinance Fannie Mae like any other cash out refinance and at closing you’ll close and QCD or quit claim deed it over from your LLC ownership to yourself as an individual at close.Just be careful some states charge you transfer taxes even between yourself and your own entities, sometimes this is just the cost of doing business.

Shane Abbott Question about down payments
17 January 2024 | 2 replies
Think owner-occupied 3.5% FHA loans or 5% conventional loans. If you're looking to acquire stable assets to use as cornerstone properties that support your with cashflow from day 0, then you might consider putting more money down to make sure that the rents adequately cover the mortgage costs.Typically speaking, sellers will prioritize offers with higher down-payment amounts (all other terms being equal) because it shows that the buyer is more invested in buying the house and more likely to close on the property.Hope that helps!
