Just had it powerwashed and looks clean now but is a bit dingy and dull and seems to be a little more susceptible to mold because of it's age.My painter guy ( true pro with a real company - known for years - and whom I trust very much ) tells me he can restore it with a clear product (SEAL KRETE original) that will last 5 plus years and make the siding look great!

We just closed on 22 units mid march and went back and forth on whether to organize the reno work schedule ourselves (schedule the demo guys, painter, buy floor, schedule floor installer, install vanities/fixtures, etc..) or just hire a GC that would oversee the whole shabang.We ended up hiring the GC and the work has been good overall, but we're not as happy with the timeline.. we have a 18 month term bridge loan in place currently and planned on having these initial units done in half the time it has taken the GC.

You can likely find a painter who will quote you on any drywall repair + painting as a package.

I have noticed , you can get cheaper sheet rock ($9 as to HD $12) cheaper Tiles / LVT, windows($100-$200 cheaper per big window) nails , PEX, plumbing, roofing material , electrical, ( wire,breakers,boxes,outlets etc), cabinets, fancy countertops , appliances, chalking stuff, HVAC, Ducting material, HD/ Lowes for carpet installation, vanities , toilets , doors, led bulbs, subpump material, cleaning material, , fans, spray painters, recessed lights.

I had a plumber come out to give me a quote on replacing two pvc pipes...he did not tell me when he was coming just texted me he was there and I said I would be there in 15 minutes...it took 25 in which time he called me to demand where I was...at the house he didn't even look at anything just said it would be $10,000 ...if he didn't want the job he should have just said so...I posted on a local group about my experience with him and all his buddies are slamming me for being an investor and trying to "cheap" out...and all investors try to do that to hard working guys blah blah...I will put $30,000 into this house ...using painters and AC guys and electricians etc...plus I took a house that had been empty for 2 years and I will make it into a nice safe home for a family...I bet none of the folks slamming me for being an evil investor add any jobs to the economy or bring houses back to help the neighborhood...why are folks so mad at us...
