A renter does have to stay current on every payment after they file though, or you can evict with a court order.There is much more, but for purposes of renting to someone who has filed in the past, not a problem if they have good income.

Once you go under contract, (here in Texas) fine a title company that works fast that you can trust, even before the contract is assigned know if they work with wholesalers and how they can help you.

How much rent are you getting and are you planning to buy more properties?

I'm surprised more aspiring investors don't turn to this strategy to begin their real estate careers.
