Students tend to take better care of the home when they know their relative is on the hook for damage, etc.We’re primarily focused on long-term buy-and-hold properties, but we don’t want to miss opportunities to flip for a quick profit.

These properties offer incredible potential, but I’d love to learn from other investor experiences to better guide my clients and partners.

This would be cheaper and a better interest rate.If you want to talk through specific on the deal I am more than happy to but I think it would be easier by phone as there are always many details to talk through with each property.

The question of all-cash or use financing, which is "better, is a fundamentally flawed question. 

It's much easier to get a HELOC on a primary home than on an investment property, and terms are better.

@Jaycee Greene I’ve contacted big banks small local banks and I haven’t quite tried credit unions although I have 2 credit unions for which I have accounts (but my experience is that they aren’t offering that much better terms).
