I've had the most success being straight with people, explaining my personal motivations if they seem suspicious, and not insulting anyone's intelligence.

You have succeeded in insulting a lot of very intelligent, well heeled and sophisticated folks in so doing. 

All experienced and intelligent real estate agents know this, and as a result we generally have no idea that inspection reports exist.

My impression is that customer service employees are not trained / intelligent enough to know how to handle and advice this situation ... and they just send a request for someone to pass by the property and move on... 

I think we're due for a correction because of the long bull market and because the jobs reports are artificially inflated.

They should be held to a higher standard of intelligence - the knowledge of knowing whether or not a phrase is a generally used phrase by people in a particular industry or not.
