I don't know anything about the Phoenix market, but I am an Air Force vet and have used my VA loan several times, so I know a few things about that.  

Get the furnace working, blow hot air, do nothing exterior from December until March unless its a dry day. 

I have a small air BNB that takes under an hour to clean. 

This is such a broad question, but the mistakes that lead to the worst outcome were poor tenant screening for my rentals and even air BNB's. 

There's a LOT of traffic goes through the Charleston area and most people would prefer an Air BnB type of rental over a hotel. 

I can't tell if you were actually living there or if it was purchased with primary financing but used as an air bnb. 

@Corbin Dallas A strategy that a couple of old-timers that I was stationed with in the Air Force used was that they would buy a home with their VA home loan allowing them to get in with 0% down, and typically, regardless of branch, you’re at a duty station for at least 2 years.

Secondly do a IRS Section 1031 Tax Free Exchange so that you don't have to pay the tax. 

Area is mid/high end (Washington DC) and comps all have central Air.
