I'd try to get a 6-month lease at a below-market rate to attract a tenant.

And remember, lenders change their requirements over time, so what they will do today may not be what they will do next month.

I think that will change in six-12 months when the apartment building boom slows significantly. 

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.
