As an investor you can't retail price.When you go to trade your car in do they give you retail price - no they give you wholesale price so they can retail it and make some money.Next thing - I think you are using way too much of your own money.

Dry trades

I trade business cards, and talk to as many other investors as possible.They have two sponsors for each meeting, who have booths available - companies like title companies, legal, or Identity theft outfits.

Putting your money into a secured and guaranteed bond is investing, but then again some would say so is trading oil futures.

After you have a strong enough cash flow you can buy a small apartment unit and trade rent for equity.

For instance, I have a seller direct to an institutional trade desk, that would mean there are 3 people on the intermidaries invovled just on the seller side.

If you do your due diligence, learn the tricks of the trade, there is not much you can not do.
