I think once you get much over 2,000-2,500 in Dallas you are pushing the envelope, because you get into territory where its cheaper to buy a large house.I mean, yes there would be mansions, or super trendy areas that might command a higher price. 

This is somewhat new territory for us and we would like it to go as smoothly as possible.

Also having an explicit business model and vision helps keep one or the other from straying into territory that would create a fight.

I think this comes with the territory in lower end areas, and there doesn't seem to be much that can be done honestly.
