I have contracted the restoration specialists at this point only to remove the water, install de-humidifying equipment, and antimicrobial sprays. i can do tear out the damaged material myself.

The thing was so non compliant, it had a sprinkler system that would spray sewage mist over tenant homes, and occasionally the owner had to scuba dive down to fix it. 

The plumber informed me that the hand held shower hose was spraying water on the wall and all over the floor during every shower.

Most of the service companies will just spray that outside edges of the house and large open spaces.

Depends on how much - doesn’t sound like a lot so you would want to get a fan installed and air movement in that space and spray some bleach on it.

@Rich AcriHi Rich,In my opinion cats make way better tenants than dogs because:-- they self clean (no stink rubbing off inside the unit), -- self bury their "by-products" (no STINK outside the unit),-- do not bark all day (no annoying noises to annoy neighbors who will call you to complain),-- use a litter box (less likely to have floor damage than dogs); and -- "There are no Pit Cats--Only Pet Cats" (unlikely to eat the neighbors children and cause a legal issue for the property owner).As long as they are fixed (there are low cost Cat fix Clinics in most areas) they tend to not spray the walls.Good Luck!

Some of my neighbors removed sheetrock and sprayed everything with bleach.I don't mean to sound vague but a quick search will answer your question and give you options.

I would then use some spray foam inside both holes.

Try not to use the spray foam.
