When I originally talked to him, he said the price would be $3500 if paid in cash and that if I wanted a receipt, it would be $300-$400 higher (in hindsight this should have been a HUGE red flag that I was dealing with an unethical business).

There are point of use water heaters but I also assume the previous renters got hot water during their rental period.I’m certainly not telling you if you have access to the water heater to turn the red dial on the bottom to a hotter setting.

We had a bank here in Memphis come out and they said they don't invest in that location after having the address for 3 weeks and ran his credit. local commercial banks have every right to RED Line..
