Before repainting, I actually cleaned all of walls first to remove the layer of smoke that was on them. 

I'm not sure how to make it safer, short of repainting the stairs a different color.

Everyone was so happy to see the purple house repainted, I can't tell you how many neighbors stopped by and thanked my guys for painting the exterior (it was one the first things we did, we knew it would go over well). 

Its going to come out closer to $200 when you factor in long term items and tenant turnover costs such as re-painting any damage, etc. 

Everything passed except one window that we repainted and then re-tested clean.

Repainting a room that hasn't been painted in 5 years.  

(The entire home needed repainted, tubs glazed, install new garage door, rebuild basement stairs, etc) He had a fit.

I replaced the kitchen countertops and sink, repainted every room, replaced handle fixtures in the kitchens and bathrooms, etc.

Since it is all new wood decking, I would use a clear preservative to maintain the beauty of the wood while still giving it the protection it needs.Paint peels and needs repainting from time to time.
