If your state landlord tenant regulations do not indicate a landlord may charge for his time then all landlord time (office, overall management, physical labour etc.) is considered to be part of the operation of the business and is compensated for through the investment income.

People are leaving states like CA and moving to Texas for a reason...no state income tax, good business climate (fewer regulations), etc.

Learn all your state specific landlord tennat regulations before you proceed.

May condo complexes have in there operating regulations that only so many units can be rented. 

@Kyungjun Park I would be very careful with townhomes because HOA's can make your life a living hell with regulations and rules.

In Mansfield, for example, there is a town zoning regulation that allows only 3 unrelated individuals to live together in a SFR.

The amount that a title company can charge for title insurance is fairly regulated, so you're probably getting a market rate for the policy.
