There is nothing in our code about how many refrigerators are in the building.  

As a general rule, a tenant leaving needs to leave a rental property what is often described as "broom clean".I have found that refrigerators and stoves/ranges/ovens are often disaster zones from departed tenants. 

I have purchased a coin laundry, each room with a mini refrigerator, 32 inch flat screen with cable, water/ electricity included.

I did a double take on that first "before" picture with the refrigerator pulled out among all the debris - dang! 

For example a refrigerator provided by the landlord and not working is a repair or replacement issue.

So stove X2, refrigerator X4, etc.Other than that, the transaction will look very similar to a standard residential transaction.

And I'm seeing more REOs priced much closer to local market comps even with things missing, like refrigerators and dishwashers.  

You can manufacture a car with a stainless steel finish (DeLorean) but the finishes on a white Toyota look similar to the finishes on a GE refrigerator.

Who owns the refrigerator in the unit?  

The additional problem of providing a window AC is if they say it isn't working because it isn't as many BTUs as they want to refrigerate their apartment.
