Based on what you wrote [and didn't write] in your comments here, Adam, it doesn't seem like a good idea for her to move in yet.Last thing: there's nothing wrong with putting something in writing to protect yourself and/or refresh each other's memories.  

Depending on where your property is located and the current shape of the property (last time property was refreshed with paint, updated appliances, cosmetic fixes, etc.) a $700 dollar a month rent may not be warranted. 

Refresh my memory, the 10 things to consider, or something like that?
