If you're looking to flip, you need to start looking at kitchens from sold properties in the same neighborhood or price point...if they all have laminate counter tops, don't install granite.My take is to always assume an initial cash outlay to push future maintenance...like higher end finishes and appliances on the bet that they won't have issues for 10+ years.

I do have a bit of rehab experience, but it’s been about 10 years since I’ve had any real hands-on.So finally, to my question:Armed with this little knowledge, should I:A)Buy something quick after analyzing deals 24/7 over the next few weeksB)Wait for now, learn more and keep renting (effectively pushing back REI due to a 12-month lease)My biggest concern is the fact that if I push back the ACTION portion for a whole year, I may lose the enthusiasm and momentum that I’m so excited about.

Sure, it could transform an area and due to cost push low-income people out but I don't think that is very likely.There has been a lot of steam on this, it can work well in certain situations (been sitting on heavily appreciated stocks and want to diversify into RE) but these are primarily low-income areas and the holding periods are long.
