I am relatively new to the site and was wondering if anyone knew of any good books pertaining to the topics in the title.

As it pertains to question one, they no longer live there, water is turned off and They had never made plans nor made intentions to pick anything up for several weeks and ignored my calls and texts (by ignore I mean blocked)The big question is since I gave them a time frame in writing and have ended it a week early due to inactivity and the blocking of my phone.

We did receive a reply from the owners today pertaining to our questions on the mortgages, them "forgetting" (until last week) about a 20k loan they took out on the restaurant that they cannot find record of, and "forgetting" about the issues discovered.

I would love to help out with any questions that you may have pertaining this market.

Just a note , i don't see anything about utilities or expenses pertaining to utilities.

.- That part is usually actually pretty easy to overcome, for the reasons you highlight pertaining to neighborhood, etc.

I scheduled the Salesperson's Exam mid-next week.I'm trying to figure out if I can qualify for the Broker's Exam and License but it's all very confusing and I don't see any literature that pertain to my specific situation.Thanks in Advance!

Just make sure the agreement you sign only pertains to the home you are making an offer on. 

Hire a CPA who can provide you with advice pertaining to your situation. 

.- If tenant-occupied, things pertaining to rent, security deposits, etc.- Sometimes real estate agents throw in things like warranties at the last minute that they pay for.
