The best way to get around this would be locating a property that has a “mother-in-law” suite.  

Mother-in-law had been a tenant of a family friend for over 15 years.

I'm going to manage a short-term rental for my mother-in-law, and I can't find what I think is an appropriate contract.

The setup is a little funky for upstairs/downstairs as the downstairs is a mother in law unit essentially so the place has 2 full kitchen as well.I already have the numbers crunched for the LTR and what it would generate on that.

I can totally understand her hesitation when considering the house-hacking strategy since a mother's primal instinct is to make sure her children are safe.

I almost bought a property, but my mother said it was TOO cold for her to visit. :(   Can someone from Arkansas please provide perspective?

That framework distinction interests me personally and then allowed me to explore what I hope to set up, which is a "mother" LLC that can then be a member of other LLC's, VS you being the member. 

But i will keep educating myself and hopefully atleast get one deal so i can show my 80 year old mother that i can make it as an investor.. i love RE and wanted to be an agent years ago but i aslo had a drug problem and wound up with some felonies.. now im over two years sober and my family is proud of me.. i try to help the home owners not irritate them.. my dream is to be like several of yall thats on this thread but until i can buy my own property i pray i can atleast find a buyer for the leads i have coming in.. thank yall for all the education and information.
