I would get an LLC just on the fact if an injury occurs on my rental [which God forbid I hope never happens] and i'm taken to court, I want my personal property protected and limited to the LLC.

If you allow the pool, force the tenant to purchase renter's insurance and have him sign an agreement that says he is liable for any injuries to anybody as a result of the pool.
