I explained to him before signing the agreement that I will have to place a lock box on the house as my partners and I will have to get in and out on to get estimates, photos, ect.He wanted me to sign a release of liability for that release him of all incidents that may occur to me while inside the home.

What I learned from this little incident was to just go directly thru the listing agent, but that still doesn't solve my problem of getting the sellers to accept my bids.The first thing I thought was maybe my offers are too low, so on my last i really dialed in and was a precise as I could be.

I had a quote done and its about $30-60k in total damages.I understand that home insurance only covers water damage/foundation damage if its caused by a sudden incident such as a fallen tree or strong storm.
