Can anyone recommend some helpful (wholesale)Law Firms in GA that tend to give advice/info about laws and regulations?

I agree there may be times to lower the rent, but in my cities, county and generally state I have found that to be rare   Other parts of the country have different economic, real estate and supply & demand situations.Ultimately it is the market, laws & condition that determine what rent is appropriate and what the community will accept. 

It's hard not to be as the greatest city in America.Perhaps more accurately a state with a few tech billionaires, a large homeless population and a sizeable number of recent immigrants who are there until they realize it would be best to move to a different state. 

If it wasn't fraud but simple incompetence (and he lost the money), then that isn't a crime and your options are more limited.Your legal contract (and/or the state laws the entity was incorporated in...depending on where) most likely requires the sponsor to share books and records with you (so you can at least know what happened).

Both parents were immigrants, I owned a small business that I worked hard at, saved up my money and invested it.Actually most millionaires in this country are first generation.

Not sure what the rules and law are since this is my first rental property.

EMDs are optional in my state by law, so it would be impossible for what you suggest to be required in my state.

May not happen any time soon, but the law already exists permitting the jurisdiction ability to not allow STRs in ADU or JADU.  

Oakland will vary block by block and CA has very pro-tenant laws.

I wanted to do it years ago but I lived in NY at the time and I didn't want to get involved with those landlord tenant laws.
