I work in healthcare and rely HEAVILY on my electronic health record platform, so I think I'm assuming that it's more efficient to build from a platform rather than needing to transition later, but perhaps I'm just making it more complex than it needs to be at this stage. 

Just wanted to let you know to be careful about planning for a midterm rental (1-6 month).

A tenant can do $20k of damage pretty quickly and skip town never to be found again, if you aren't careful.  

Some have sober homes for men or a place for youths who have aged out of foster care.

I don't care about the interest rates on HELOCs because I will not be using them.
