There may be some sort of central lighting you will be responsible for or if not you will need to factor in some amount like $7/month for electricity for when one of your units is vacant because the electricity when a unit is vacant should automatically transfer into the landlords name either for free or for a nominal cost whereas turning it on and off may cause pipes to freeze or mold to form and usually costs $100 and can take up to 3 weeks which is a problem if you want to flip your unit in 5 days.

well same with real estate you FREEZE the capital markets and it becomes cash only and you have a free fall.so unless capital freeze's again  a 1% bump in interest while needed to settle in is hardly cause for a melt down.

Freeze the headers and tenant information so it's always displayed.After that, it's personal taste but you want to ensure you track every payment, the date it was paid, what the payment was for (rent, late fee, lease renewal fee, security deposit, etc.), the form of payment (check, online, bank deposit, etc.) and then similar details for any expenses.I also recommend a section to the right where you can keep track of maintenance for that unit. that would include the date reported, description of problem, contractor hired to repair, expense, date repair complete, etc.

It will save you some space because you shouldn't run water pipes in an exterior wall if they could freeze.
