This is because a report can not be cross examined.  

Doing a title search is maybe half the process, the other part is examining the documents and understanding their possible affect on the title. 

Being a newbie, it's hard sometimes knowing what exactly I should be looking for when inspecting the homes or how to know I'm properly examining a deal but I've been doing my best and Rhode Island seems to be a great market to start so I'm excited.

You need to run the numbers and examine the rent comps to determine if there is any upside and if the deal satisfies your return requirements.  

A little over 1000 square feet, Pier and beam foundation that needs some further examination, old cast iron plumbing will likely need replacement and water damage near/under bathroom tile, substantial rodent damage (2-4” holes eaten through in multiple spots), and a whole lot more including potential roof replacement and an HVAC from 2007.

you cant remodel they would not have to pay U back for those items. however you can talk to a title companies  title examiner they will give U chapter n verse on how to handle this and what they will insure..  

This sounds like the GC without a license is undercutting another GC that has taken the time to take the contractors exam and business law exam in your state.

A friend who is a college professor said that not one single student at his college sat for the CPA exam in the last 3 years, if that gives you an indication.What you've got now is a Wild West of tax "professionals" opening up shop.
