Nest month, you'll need a license to collect the payments as well, best to use a mortgage servicer.Need to read the IRS Code pertaining to business income, "being in the business of" as opposed to investment income.

I have a NEST Thermostat, so I can turn down the temperature remotely and even when my long term renters go away, the thermostat knows they are gone and turns down the temperature automatically.

I'm thinking in the solid rental neighborhoods (no bad areas but not high end either).The goal would be to find a place to live for cash near family, and use some of my remaining nest egg to fire up the investment machine and generate income.

If you have the earned income to move cash to a Roth, then sure; but generally, if you aren't actively pursuing income, you have begun to draw on your nest egg and might ask yourself if you are retired... the time you have deferred income to might be now!

I have come across some like Lodgify, OwnerRez, iGMS, but unsure what the main differences are. also need something that would integrate with the Nest thermostat and the door locks. while I can do those remotely, it would be nice if the thermostat can be set to certain temp and the door codes changed when the guests check out automatically via some workflow.any inputs is highly appreciated.
