Mad and disappointed i fault like giving up on the process, I ened up having breakfast with a cousin that lives directly around the corner from that duplex.

It would be disappointing to attend a meeting and it "sell" or have a sales pitch. 

@Sundeep Amin  I think if investors go into these at 50% and do better hey that's great.. but if they go in thinking 25 to 30% and it does not materialize over time. then they are disappointed or even worse they don't keep enough cash on hand for the unexpected.Turn over is the key in these markets.. if Lane Kawaoka gets very lucky and has a tenant stay 5 years and treat the home like a homeowner then his numbers will be close..

Needless to say, I was very disappointed that my attorney had not included any of those clauses.

Awkwardly as could be expected - they are disappointed that I'm not willing to provide them with the $600 funds to do the project - (shame on me for ever offering).

Save yourself the financial loss and disappointment of doing business with his companies.

If he takes you to court over that it's going to be a very short trial and he's going to be sorely disappointed. 

If you buy a property that doesn't cash flow now and hope for appreciation, you might be setting yourself up for a disappointing return.  

So far, my experience in this transaction with all the contractor/RE professionals at Memphis has been disappointing.
