That strategy is taking small tracts of land, throwing mobile homes on it, making it real property, and then selling it.

Multi units in gentrified, up and coming, middle/upper census tracts are SUPER hot among the millennial crowd. 

People need time to digest information and think it over to make the best possible decision.

There is plenty to digest in this thread already but I'll just throw my simple 2 cents in...If you have no experience in real estate, construction, or finance, you will not double or triple that $60k in a year.

Our ideal is a large land tract with a home on it that we rent out till the city catches up with the land.If the tract is too expensive for us alone, we bring in other buyers and divide at closing if the road frontage allows for large splits.   

also there seems to be a dozen concurrent threads on this topic with only slight variances.I wish there is a way all these discussions can be distilled, digested and build on to get us landlords more educated. 

@Necho Williams My guess is Clever Investor has all the information in one place, ready to digest rather than searching BP for all the steps related to wholesaling.
