There has been rent control here forever.The earth still turns, the sky has not fallen, landlords still make good money.If the max increase allowed by rent control is above the inflation rate locally, what problem?

This is getting less common since most counties are using Google Earth to see and measure everything. 

My thoughts are diatomaceous earth, ozone machine and full tent as for termite treatment.

Again 5 or better, 6 or better is great.Use google earth to look around the area.I avoid 1960s and older.  

(Usually rust around the top of the two pipes on top).Why on earth is everyone telling you to spend $300-500 on a new water heater when they are so repairable?

Asset Manager are the scum of the earth.

I searched my brain and thought, "Why on Earth couldn't a trust be used if all other aspects of the sale are legal?"  

It's one of the most regulated, litigious places on earth and all the benefits are in place for bad Tenants, not good Landlords.

With that in mind, why on earth paint the floors?

I can't imagine a scenario where this would actually end up as anything other than you losing money.I have lived several decades on this earth.
