Even more than the tying up the property issue is that because commercial properties are not like residential where you can pretty much pinpoint market value based on sales prices of nearly identical houses, it varies more in commercial because comps are less of a science and there is the highest and best use component, so I find that if a commercial owner finds out you are wholesaling their deal then they know someone is willing to pay more right now than you offered and they might not want to sell to you, so it's risky.

Know the identity of the individuals if it is a corp agreement and like any place, I like to keep a close eye on until it is up an running smoothly as trust is gained.

I think my fiancé is also freaking out now knowing that my identity has been stolen, but frankly my ID was apparently stolen as of 2011 according to the records I have looked at recently, and yet I've never had an issue getting past any requirements of the last two places I rented from — until we stumbled upon this incompetent management company in DC named Platinum Properties DMV where I had to go out my way each time to do their work for them after the TransUnion website kept insisting I had a house loan in NC lol when I've never been able to get a loan (frankly I'd like to meet this criminal who managed to get a loan with my horrible credit lol).Upon viewing the rental the Realtor who was sent out to us by Platinum Properties even handed us the wrong rental application from a completely different management company too, thus we had submitted it to the wrong management company (we got the mix-up cleared and our money back).

You rent to someone trusting their identity, only to find out they stole a wallet, used the ID and credit card on a last minute booking and then the cleaning lady finds they up and left with all the electronics.

An LLC has an Operating Agreement, a TIC has a TIC Agreement, if you have both the terms need to be identical on common topics, like income distribution, so you avoid misunderstandings.

Tenant screening (at least the one built into Smart Property Systems) has a full credit report, and screens homeland security records, sexual predator records, criminal history at the state or Federal level and verifies identity.
