As far as the market outlook, no one has a crystal ball but in my humble opinion we've seen the rates peak and they will go slightly down and stabilize anywhere in between 5-6% for next couple of years.

It is not like this requires a crystal ball to see that at some point there will be an event that should result in the tenant staying elsewhere.Our lease requires rental insurance and explicitly states that we do not cover this inconvenience and that they need to address it with their rental insurance.

On the other hand, as a deal sponsor myself, I’ve had people that just ask and ask up to the point that you just have to tell them there is a certain amount of risk in all investments and you don’t have a crystal ball.

I prefer to keep mine as STRs because they remain in much better condition, but at a certain point, dollar-wise, you just have to follow the money...And of course, this could all flipflop in a couple years, so you need to look into the ole crystal ball and see where you think the market is headed....
