make sure you have a variance..otherwise not worth your trouble and the municipality can give you a headache.if you have a non conforming variance you are good ;) Fyi, is the utilities aren't separated, I'd walk away!

Get your 10 conforming mortgages first, then do as others have stated, buy your properties with commercial loans.If you put 10 properties into commercial loans, and have a personal guarantee on that loan,,guess what, you don't qualify for conforming mortgages because, as stated before, you have 10 mortgaged properties already.....even if they are in an LLC, if you own the LLC and have a personal guarantee on it, they can count those properties toward your 10 Properties..so be careful

My 100 yo multi-family properties are generally grand-fathered for any non-conforming uses, but may no longer be grandfathered if you have to rebuild after an insurance loss.

Talked to the city zoning department and they said that it is existing non conforming and has been grandfathered in because the changes were made prior to the zoning ordinance.
