@Monique Rene Coates Account Closed Absolutely I see so many people desperate to get in to there first deal doing things in the most unethical of ways that I could see them getting in trouble. just the other day I was watching some guy on Periscope making cold calls to people, they were simply making fun of the callers while speaking to them and calling it clever sales experience and offering coaching to people.

There is a nuanced and clever blog called "calculated risk" which is tracking this and has a lot of good insights. 

Consider all the amenities provided - the parking lot, the building, the rooms, vending and ice machines, bedding, towels, linens, toiletries, etc.

She has played a clever game of never asking us directly for repairs, bringing in code enforcement to cite me and then denying me access to make the repairs despite agreed upon appointments and written notifications.

We are also in a buyers grou where we get discount on Helix mattresses, and then we get our linens from hotel suppliers such as HD Supply and others.

I may be a witty guy, but I'm not clever enough to make up something that absurd.  

Have their buddy that happens to own an hvac, or electrical company or something submit a receipt and then the tenant will get deducted rent.Now obviously they can't pull that off every month but that can add up quick if they do something once every 3 or 4 months - times 60+ houses - or say 10 houses that get clever tenants.Maybe a quick adjustment of your plan that the tenants have to call your guys would be an easy fix to that.But at the end of the day, you're still having to do make ready and leasing of the place, so you're not really replacing the PM effort.
