Hello,I've been studying and learning as much as I can before getting on my first investment property and currently analizing deals for BRRR method.

I have studied materials and I’m focused on taking the necessary steps for my next deal.

Even if they have the knowledge of an accredited investor (which I don't believe that studying for a test and passing it equates to years of business/investing acumen) they still don't have the net worth of a REAL accredited investor (otherwise they would be accredited without this new law).

I am new and not really studied as much on rental properties but mainly on marketing and wholesaling fix and flips.

After posting my earlier post and studying the quotes a bit, I actually am tending to agree with you- he really is offering to do a lot.I have used him before on some minor work and it was really well done.

I just know when we visited the friends farm and he outlined about $80,000 in income he was getting for land that no one was using and as a real estate investor, that just seemed amazing to me.Getting paid for doing nothing from the government, getting people to buy his grass and he backs up to a landlocked nature preserve, so he gets paid by the government again to drive across his land so they can get to the nature preserve that they are studying for something. 

<--- all of this is very academic coming from me because I've not had a bad tenants, I've just studied a lot about landlords in Ontario who have and made sure I didn't do what they did (non-professional, emotional, giving leeway and chances, not doing proper tenant screening, not setting expectations).

A classic was when the sellers were still packing several hours after closing and I was there with my buyer waiting and they had the nerve to ask if we minded if they took showers before driving off. 

I'm also a first-time investor.After spending a few years saving and studying, I determined that investment properties were my best option for financial freedom.
