Landlords hate that, because they take on almost all the risk of a short term rental and none of the reward. 

It's more rewarding that way, too.

The biggest obstacle, and the biggest reward is found in matching you, the property, and the manger together.  

I'd ask the local attorneys what the law is like and how bad it would be to end up with a terrible tenant, then weigh the risks/rewards of shorter/longer leases.

@Lindsey Zibell I would look at the Golden area for your primary: quick access to the mountains, charming quintessential “Colorado” downtown, schools are pretty good and getting better, high chance of appreciation.

Otherwise just realize that with risk comes reward and it is totally normal to be nervous. 

I think you just way the risk vs reward in this situation.
