I've seen some differing view on if this is legal or at minimum troublesome so would need to consult an attorney when/if we get to that point.I'm thinking on $500k home 3% Option, 2 year lease option at today's market price + say 2% annual appreciation, so $520,000.

that's our way of giving back.. directly. so in short the govmit be it city county state federal / and big banks and Bond companies have to lead the charge for affordable housing.So take what I face as a small home builder building 30 or so homes annually for fair market prices.its rare that we have a parcel that all in buying the land putting in all the UTLS paying for all the permits etc we are less than about 125k before we put one foot on the lot to go vertical.. so in our markets affordable housing is right at 350k and up to 400k.

. $91K - Much less then the initial down payment and what we have paid since 2007.Keep renting - We are on the low end of rent still and could probably raise if another $25-$50 per month within the next year - other expenses - HOA- 1,120 annually ; Home Warranty - $755 annually OR something else?
