@Joshua S.Exterior - nope most won't care about anything but the roof and that would be minimalInterior - this is where you make the most difference, kitchen upgrades especially granite or quartz will be the most bang for your buck, followed by a hard surface flooring in your main living space (tile, high quality laminate, hardwood etc.) and bathroom upgrades starting with the master and working down from there.Additions - you aren't going to be doing a quality addition for $10-15k and if you do make sure it is done well or it can actually hurt your value

There are moisture invasion guys, but I really don't know how you manage surface water overflow besides sump pumps since wall coatings and window/door seals don't last.Â

Unfortunately this surfaced on Monday, I discovered it a 3am Tuesday due to some differences I was experiencing with her communicating professionally and also giving us false information such as Realty Trac is only for Realtors, which is the site we use to download our auction and foreclosure leads.Because she knows I am from Chicago, she said my family was giving me the info to stand in the way of my success.Â

Where fishing new wiring through the walls was too hard/costly, I've replaced it by using surface mount wiring from the breaker panel, which by using the round metal piping/conduit can look quite nice depending on the space (i.e. loft style).Â
