I would also recommend using the lower end of the rent spectrum while the market is slow.

My point is, there are awesome, entertaining and painful horror stories out there on all ends of the investor spectrum.

Also my rent rate tends to be on the upper end of the spectrum, so I'm getting tenants who want to pay more for what I provide.
