Other eastern Washington strongholds for value and cash flow can be Tri-Cities and Yakima.On the western side of the state, there are strong dynamics going on in several I-5 corridor communities north of Seattle (such as Bellingham and pockets of Mount Vernon).  

Hey @Drew Brown, we were mostly in Genesee County looking at homes in Flint and Mount Morris.

Tasks include replacing smoke alarms, window screens, mounting TVs, assembling furniture... light carpentry and/or painting skills are a plus.

For years we have used the (I like the above term so I am going to co-opt it) "Cheapo Depot" mini blinds (except ours comes from Lowe's) because they are inexpensive, quick to mount and replace, and provides basic window treatments which is the norm in our market.

There's a Mount Rushmore of folks on here who give really good advice/give their take on a subject and have a lot of RE experience.
