I am still having the mold remediation company (small local private firm) come out just to do some "exploratory" testing to help identify an area of moisture (if any) because the previous air sampling was only a 2 sample (one interior, one exterior.)

There are probably THOUSANDS of strains of mold.All that being said, mold needs moisture, some darkness, some stagnant air, some warmth and a 'host' to grow.

No buyer and no real estate agent during an initial showing is going to know that there are shingles or punctures in the roof, that there are higher than normal moisture levels signaling that it could be problems with a roof, that a deck is not up to today’s current code, that there are cracks found in the sewer scope, etc.

We just got the second inspection report and it shows that the wood directly on the CMU is untreated and there’s no moisture barrier.

The ability to market yourself and your masterclass, with some decent marketing knowhow is very easy in today's world.Add in realtors, wholesalers, syndicators, office and hotel and retail owners, the guy down the street that owns 5 rentals around town.This is a highly saturated, hard to penetrate business to be in.
