This money gets added onto the back of the loan kind of like a VA funding fee does.

Orignally purchased as a rental, but some unforseen circumstances have caused us to pivot to fix/flip model on this property.

He even chatted with me through this forum (Bigger Pockets) and was very encouraging that you can even do it just with free stuff out there.  

I have never had a home where I've waiting this long to turn utilities on, wondering if this is the norm?

In the past, tenants at this location have always used it as is, without modification.

I had initially tried to transfer this property under the LLC but my lender did not support this.

When we invested this was a suburb to an IT hub that employed close to 20,000 people.
