This is a dog of a deal.Give it the Old Yeller' treatment...I'd be surprised if any experienced lender would even do a loan on this for you.  

A single member LLC has no effect at all on taxes, unless you elect special tax treatment.

Lot's of subpar people out there not up to my work ethic or standard.

It seems that it would be more difficult to ETHICALLY be a licensed wholesaler.

I ran into an issue, trying to find a company for "Ground soil treatment" before pouring concrete ....so far I was not lucky with regular fumigation companies from craigslist, they don't do give the certificate needed  for the inspector, any leads?

I tried cold calling agents the other day to get my first deal sold and got a lecture on ethics and agency representation!!!
