To prevent the sentiment build up you could put a water softener & carbon filter on the house, it's a nice added feature for the tenants and they have to pay for the salt monthly.

So after about 2 weeks of BP, a thought enters my head, instead of just complaining about poorly kept and vacant buildings that are preventing a street or block from being its best, why not put my money (or other people's money) where my mouth is?

I spoke with the property manager about this, and she said the board doesn't enforce it, it's unenforceable (apparently the development period has passed so it's no longer a valid rule since it said DURING the development period specifically; she said it was requested by the developer to prevent investors from buying the homes and renting them out initially which would decrease resale value) and they have no intention of enforcing it, in fact, they want to take it out because they'd rather have the houses occupied than empty, which causes other problems.But she also said that they will actually be meeting with several home owners to discuss as some want cap or outright ban.

To answer my own "Aug 02, 01:29 AM" question:yes, multiple liens on a property prevent a bank from giving a long-term loan.A BECU representative said that BECU would have to pay off all private lender trust deed liens before the bank can give a long-term (15 to 30-year) loan against the property.

This should be a case by case basis depending on the condition of the system and if the failure to perform regular maintenance was a contributing factor.Note:  For HVAC the Trane warranty states that they can request documentation of proper preventive maintenance.The other option is to buy an extended warranty through a third party reputable, financially sound, reseller like "Squaretrade"The last option is to buy the house and Not the appliances and HVAC\Heat System and rent the appliances from the original owner.

With that said, here is my limited advice.If the house needs washing as preventative or regular maintenance, it is in your best interest, so you do it; however, this should have been budgeted and planned so it shouldn't be a big deal.If this does not fall into the above category, consider letting the tenant know that you schedule these annually and it will be done on the anniversary of their lease.

i read the requirements to get a license in ohio a few years ago so i don't 100% remember them but i believe it says that only certain felonies would prevent someone from getting a license.
