In short, having all the conversations and commitments in strategy, setting up LLC and all the fun docs of who's doing what, and I'd suggest even getting initial funding into account for at least EM. 

and I gotta tell you it's really fun to get to see the impact of my legacy gifts while I'm still around to watch my children prosper.

It will certainly be a fun endeavor and I think one with a hint of specialness to it.

And as an LP, I can do 75% of my due diligence from my desktop computer, the rest is going to the properties themselves, going to sponsor meetings, talking with other investors etc, which is a ton of fun. good luck :)  

With winter break the town turns into a ghost town and not a lot going on here until March, or so.  

Think of all the horror stories about tenants maxing out the heat with their windows open during the winter, deliberately running water bills up, etc. 

Construction didn't start until Fall/winter 2019.
