I live in a more rural part of the country and am in my last few steps of acquiring a million dollar property (9 Apartments, 10 commercial rents) where I was able to get the owner to finance $300k at 4% and the bank has requested the normal tax docs and whatnot but overall the process was a lot easier and I didn’t have to come up with $300k!

Neither prevents you from splitting profits 50/50, but it prevents dozens of other problems.If this is impossible due to egos, trust and whatnot - then try 60/40 or 51/49 partnership.

Good points @Brent Coombs, am definitly getting an education in what not to do, but it could have gone the other way also and sold out fast, when we subdivided there were 0 lots in the area to build on, and houses were being built on every available lot, so I took the chance that they would sell fast.

Knowing what to say and what not to say also come into play and most sellers will screw that up to, though I admit so will many agents, therefore it is very important to find a good and highly experienced one.You mentioned not wanting to pay $900 more to list with an agen.
