We are bringing in brand new fully drywalled manufactured homes ranging from 3 bed/ 2 bath to 2 bed/ 1 bath.

We are going invest with PPR for more diversity. 

I assume you know at this point but in general, the goal is the screen for a very good tenant and keep them there as long as possible.

We are not DEFENDING the sponsor. 

The other thing I have done especially if we are approaching winter months is just tell the insurance company that we will have them done in spring.

Because of the relationship I have with the contractors I use, there is no material mark up when they source the material.Basically there is not an issue.The CSLB law on prohibition of T&M residential home improvement contracts has been around a long time.

Understand your short term and long term goals.

It’s worth mentioning that we have been working with same investor for four years and we are fully delegated with them.  

Better to keep rent 5-10% below market, but keep a tenant long-term.If you can handle all this, you MIGHT be ready to be a real estate mogul.Otherwise, you may want to get out of your own way and hire a PMC to manage your property better.Let us know how this goes before you continue dreaming about anything else:)
