I'm really looking for a simple model that give me basic stats like cash-on-cash return, ROE, IRR following a waterfall.

Typically, the waterfall on the proceeds from closing go:  Debt, Equity, and then profit. 

This is one reason I never invest in a waterfall deal.

Might want a waterfall schedule in there for the capital partner.

Maybe a special allocation via a waterfall allocation schedule if this rises to the level of a partnership. 

I also dont find any improvement in terms on the fees asssessed or on the waterfall promote on the backend?
