Google sends a postcard out with a code on it to verify. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Look at the PM contract and verify the 8% is all inclusive and that there are not additional charges for placing a tenant, resigning a tenant, inspections, and dealing with vendors/contractors.  

You screen them the same way a hotel does: not at all.The only thing you need to verify is their credit card number.

Verifying last 2 years of rental history very important!

You've had lots of investors, nobody is complaining, you aren't over hyping your past deals but they are easily verifiable and have the proper filings.

DSCR lenders are going to want to verify you are not living in the property when you start the refinance.

Verify if there are additional adults or other violations.

You need to trust your boots on the ground and verify they have prior brokerage experience and ownership experience.
