My best advice I can give from my limited experience is to also always run numbers on a possible flip as an exit strategy if leaving money in the deal means you're going to lose velocity.

We are considering adding central air via a "high velocity" system such as spacepak or unico. 

So if I understand correct it is great tool to use the velocity of money, right?

The first being that the shorter the hold period the higher the IRR and the velocity of money is increased.The second is that the majority of a sponsors compensation comes after a capital event (sale/refi) when they get into the "promote" or carried interest. 

I also am going to break it down by quarter so that we can see some velocity and see where the market might be going this year.
